What gets inspected?

There are many different reasons for obtaining a property inspection. Some examples are:

Pre Purchase Inspection:  K
now the exact condition of the home, (inside and out) so that you will know exactly what you are buying, or what needs to be renegotiated.

Pre Listing Inspection:  Have your property inspected before you list it. This gives you an idea what areas need to be addressed with out any last minute suprises or negotiations.

New Construction Inspections:  Just because you are purchasing a brand new home, don't assume the property has no issues.

Warranty Inspections:  Inspections prior to a home builders warranty expiring.

Pre Lease Inspections:  Before leasing your own property or leasing from someone else, get a thorough inspection and photo documentation on the condition of the property. 

Post Lease Inspection:  After your lease expires, get a thorough inspection and photo documentation on the condition of the property. This can help save your deposit or if you have had a "bad renter" you may need to document the condition of the property.

Asset Inspections:   If you have numerous properties, such as an Asset, Facility, REO or Investment Management Company, we can perform initial inspections of your properties to document the condition, then perform monthly or bi-monthly Property Preservation Inspections of your properties to keep them free of graffiti, plumbing leaks, environmental hazards and debris. 
 
Inspections are a visual examination of the major systems of the property. It is an independent opinion or assessment on the condition of the property at the time and date of the inspection only.
Inspectors are generalists and may recommend further evaluation from a licensed contractor specialized in the field that the issue was observed.
